Home Renovation
Whole-home renovation in Los Angeles
Los Angeles housing stock is old, and most of it hides knob-and-tube wiring, galvanized pipe, and unpermitted additions. We renovate homes down to the studs when needed and rebuild them properly, with permits, inspections, and finishes worth keeping.

Additions and reconfiguration
Room additions, second stories, and floor plans reworked for how the house is actually used.
Systems replacement
Full rewires, panel upgrades, repiping in PEX or copper, HVAC, and sewer line replacement.
Structural and seismic
Foundation repair, soft-story retrofits, and shear wall work with engineered plans.
Finishes throughout
Floors, plaster, millwork, windows, and paint executed consistently across the whole house.

Common questions
- What does a whole-home renovation cost in Los Angeles?
- Full renovations commonly run $250-$500 per square foot depending on how much structure, plumbing, and electrical is replaced. Additions cost more than reworking existing space.
- Can we live in the house during the renovation?
- For phased work in part of the house, often yes. For a full gut with the electrical and plumbing offline, we recommend moving out for the duration; it is usually faster and cheaper.
- Do you work on older or historic LA homes?
- Yes. We regularly renovate Spanish Revival, Craftsman, and mid-century homes, including HPOZ properties where the exterior character has to be preserved.
- Do you handle additions and second stories?
- Yes. We manage foundation upgrades, framing, and the structural engineering required for room additions and second-story build-ups.
